Beyond Housing Breaks Ground on New Development for Families in Bristol
Goodson Hills is First Project for Rebranded Housing Authority
Beyond Housing (formerly Bristol Redevelopment and Housing Authority) has officially broken ground on Goodson Hills, its newest residential community - and first since the organization rebranded earlier this year.
Located on Eason Lane, adjacent to Beyond Housing's EnVision Center, Goodson Hills will include 23 two-story, townhouse-style homes, each offering three bedrooms and two bathrooms. These spacious residences were designed to create a safe, welcoming environment for families seeking high-quality, affordable housing.
"As our new name indicates, we are committed to providing not just housing, but a full suite of social, educational and advancement opportunities to help individuals and families reach their fullest potential," said Lisa Porter, executive director / CEO of Beyond Housing. "Goodson Hills is a perfect example of how we're reimagining what affordable housing can be - safe, modern and supportive of families' long-term success."
Financing for the estimated $8.6 million project combines Federal Low Income Housing Tax Credits (LIHTC) with new State Housing Opportunity Tax Credits (HOTC) - a first-of-its-kind financing structure in Virginia that ensures the development's financial viability in today's challenging housing market.
"We are proud to join forces with Beyond Housing to acquire funding for Goodson Hills," said Chris Thompson, director of strategic housing for Virginia Housing. "This project is one of the first using this new financing structure and will play a key role in addressing the need for affordable housing in Bristol."
The new development's name, as well as its Eason Lane location, honors Col. Samuel Eason Goodson, one of Bristol's founding fathers. The site was previously home to Beyond Housing's Bonham Circle units, which were demolished in 2018.
Construction of Goodson Hills will be led by Quesenberry's Construction of Big Stone Gap, Virginia. The project is expected to be completed in approximately 18 months.
"This development has been more than three years in the making," said Josh Fleenor, chair of the Beyond Housing Board of Commissioners. "It represents countless hours of planning, research and collaboration - and above all, a deep belief in a bright future for our community."
